Frequently Asked Questions

What are the costs for your guidance?

Our service and guidance generally cost you nothing! How is that possible? We work with local real estate agents and developers who share their commission from the selling party with us. In return, we take a lot of work off their hands and ensure our clients are well prepared. So our guidance comes at no extra cost to you.

How does a property viewing work and when should I come to visit?

Don’t spend endless hours behind your computer. In practice, we see that during a viewing, your wishes and expectations often change. Things that didn’t seem important at first may become crucial. The only way to discover this is by actually visiting properties.

That’s why at Azur Living, we arrange viewings as quickly as possible. A quick viewing is always beneficial, and good preparation is essential. If you want to schedule a viewing, we’ll work with you to create a list of properties and/or projects to visit. We have dedicated teams in Spain, France, and Ibiza who prepare everything for you. You’ll receive a guided tour in your own language and have the time to view the properties at your own pace. If your preferences change during the visit, we can quickly adjust. We’ll update the program to fit your new wishes and ideas. Together with you, we’ll go through the entire process. So let us know your preferred dates, and we’ll get started!

Want to know how to plan an efficient property viewing? Read our brochure ‘How to avoid disappointing property viewings’.

How does the foreign real estate system work?

There are quite a few important differences compared to the real estate system you may be used to in the Netherlands or Belgium—especially when it comes to how agents operate abroad. For example, there is rarely exclusivity on properties, and the same homes can be offered at different prices. Real estate agents abroad work with a client registration system. When you understand how the system works in France and Spain, you can avoid several common pitfalls.

Want to learn more about this topic? Read our guide ‘The Foreign Real Estate System’.

I found a nice property on another website — can you show it to me as well?

Yes, in most cases we can! Just don’t request the information directly from the foreign agent — there’s a good chance we already have the property in our portfolio, or we can include it. So feel free to send it to us. If you do request information yourself, we likely won’t be able to assist you further, as you’ll be more or less tied to that particular agent.

How high are the buyer’s costs in Spain and France?

Spain
The buyer’s costs amount to approximately 12.5% of the purchase price. Of this, 10% is transfer tax for existing properties or 10% VAT for new builds. Registration costs in the "Registro de la Propiedad" (the Spanish equivalent of the Dutch land registry) are about 0.3% to 0.7% of the purchase price. Notary fees range from 0.6% to 1%, depending on the value of the property. Additionally, you should budget around 1% for a Spanish lawyer.

France
The buyer’s costs range from 6% to 8% of the purchase price for existing properties and are approximately 2.5% for new builds.

What is the maximum mortgage amount in Spain and France?

Spain
The maximum mortgage in Spain is up to 70% of the property value or the purchase price, whichever is lower according to the bank. The remaining amount of the purchase price plus buyer’s costs (approx. 12.5%) must be covered with your own funds.

France
The maximum mortgage in France is up to 80% of the property value or the purchase price, whichever is lower according to the bank. The remaining amount of the purchase price plus buyer’s costs must be covered with your own funds.

How do I get a mortgage in Spain or France?

Spain
Hypotheekibiza.nl and Spaansehypotheek.nl are mortgage offices specialized in financing on Ibiza and mainland Spain. They offer tailor-made mortgages for Dutch and Belgian buyers. Getting a mortgage in Spain is different from in the Netherlands. For example, mortgages are granted up to a maximum of 70% of the property value or the purchase price, with the lowest value always being decisive for the bank. In addition, the application process works quite differently from what you may be used to in the Netherlands. Spaanse Hypotheek has set up its systems to deliver the speed and service you may expect from Dutch or Belgian standards, which is unique in Spain.

France
We work with several (Dutch-speaking) mortgage providers in France. They collaborate with more than 50 French banks to find you the most favorable financing options. Want to know more about the possibilities? We’ll gladly put you in touch with the right party to provide you with a quick and efficient quote.

We really appreciated the pleasant and enthusiastic way of communicating. But most of all, thank you for thinking along with us and making the final sale/purchase happen.
This wouldn’t have been possible without you.
