Timeless Ibiza charm: historic Finca with Tourist Rental Licence near Ibiza Town
Some homes in Ibiza have a character that is difficult to put into words. This exceptional finca is one of them. Tucked away in the peaceful green countryside, surrounded by nature and complete privacy, it offers the tranquillity of authentic Ibiza living – while Ibiza Town, Santa Gertrudis and San Rafael are all surprisingly close.
Originally dating back to 1532, the finca still carries the soul and character of old Ibiza. Thick walls, traditional sabina wood beams, antique tiled floors and charming covered terraces are reminders of its centuries-old history, while a thoughtful renovation has introduced all the comfort expected from a modern luxury home.
With seven bedrooms, several independent guest suites, beautiful gardens, a large swimming pool and an official tourist rental licence, this is an exceptionally complete property. A wonderful home in which to enjoy Ibiza with family and friends, but equally interesting for those looking to combine private use with luxury holiday rentals.
Peaceful countryside living, just minutes from Ibiza Town
The finca enjoys a beautiful south-facing countryside setting with open views across Ibiza’s green landscape. From the moment you enter the grounds, there is a wonderful sense of peace and privacy – yet the property is anything but remote. Ibiza Town, Santa Gertrudis and San Rafael can all be reached in approximately 10 minutes, putting some of the island’s best restaurants, shops, supermarkets and entertainment within easy reach.Several beaches are also nearby. The wide sandy beach of Talamanca is approximately 10 minutes away by car, while those looking for a quieter and more natural setting can head to Cala Olivera, around 20 minutes from the property. It is precisely this combination that makes the location so attractive: the peace and privacy of the Ibizan countryside, without having to give up easy access to everything the island has to offer.
A historic finca full of character
The estate occupies a plot of approximately 3,336 m² and offers an impressive 701 m² of total built area, including approximately 350 m² of living space.
Inside, the atmosphere is warm, relaxed and unmistakably Ibizan. The original architecture has been carefully preserved and complemented by stylish interiors with a subtle bohemian feel. Despite its generous proportions, the property never feels overwhelming. Instead, the different living areas, verandas and terraces create a collection of intimate spaces in which to relax. The main residence includes a spacious contemporary living room, a newly fitted and fully equipped kitchen, a charming covered veranda and a bedroom with its own en-suite bathroom. There is also a second inviting living area with a country-style kitchen and separate dining room, further adding to the flexibility of the property.
Perfect for family, guests and luxury rentals
One of the finca’s greatest assets is its unusual and highly flexible layout. The seven bedrooms are divided between the main house and several largely independent guest suites, allowing everyone to stay together while still enjoying their own space and privacy. One of the guest accommodations comprises two charming bedrooms sharing a bathroom, both with direct access to the gardens and swimming pool.
On the first floor is a particularly beautiful private suite with its own living room and kitchenette. High ceilings with original sabina wood beams and antique floor tiles give this space wonderful character. The generous en-suite bathroom features a bathtub and separate rain shower. From the bedroom, doors open directly onto a private terrace overlooking the surrounding countryside and swimming pool.
The other guest accommodations also benefit from private entrances and offer their own living areas, kitchens or kitchenettes, one or more bedrooms and private bathrooms. Each has its own terrace with comfortable areas for relaxing in either the sun or shade. This makes the finca ideal for a large family or anyone who loves entertaining friends. At the same time, the layout is particularly attractive for the luxury holiday rental market, where privacy and independent guest accommodation are highly desirable.
A valuable tourist rental licence
A particularly important feature of this property is its official tourist rental licence. With increasing restrictions on holiday rentals in Ibiza and no new tourist rental licences being issued, properties that already hold a valid licence are becoming increasingly scarce.
Combined with seven bedrooms, multiple independent guest accommodations, a large swimming pool and the finca’s highly convenient location close to Ibiza Town, the licence makes this an interesting proposition not only as a private residence, but also for buyers wishing to combine their own enjoyment of the property with legal luxury holiday rentals.
Historic character with modern sustainability
Despite almost five centuries of history, the finca has been thoughtfully upgraded to provide modern levels of comfort and energy efficiency. The property is equipped with 40 solar panels and two SolarEdge battery systems for energy storage. It is also connected to the mains electricity supply and has two reservoirs for rainwater collection. Water is supplied from a nearby well. All rooms have new Mitsubishi air-conditioning units, while additional comfort is provided by a heat pump for heating and cooling, underfloor heating, a wood-burning stove and two fireplaces. There is also a separate laundry room.
Outdoor living, the Ibiza way
The outdoor areas capture the relaxed Mediterranean lifestyle that makes Ibiza so special. Beautifully landscaped gardens surround the historic finca and blend naturally into the countryside beyond. At the heart of the grounds is a generous 60 m² swimming pool, surrounded by a spacious sun terrace. A variety of lounge and seating areas are dotted throughout the gardens, providing plenty of places to enjoy the sunshine or retreat into the shade during the warmer summer months.
In total, the property offers approximately 115 m² of terraces, as well as a vegetable garden and generous park-like grounds with plenty of space for children and pets. An automatic irrigation system takes care of the gardens, while carefully designed outdoor lighting beautifully highlights both the landscaping and the historic architecture after sunset. The property is entered through an electric gate and provides parking for approximately five cars. Access is almost entirely via paved roads, with only the final approximately 400 metres along a characteristic countryside track.
This is a property for those looking for the authentic side of Ibiza without compromising on comfort, accessibility or privacy. A home with almost five centuries of history, plenty of space for family and friends and a beautiful natural setting – all just minutes from Ibiza Town. The official tourist rental licence makes this already exceptional finca even more rare and desirable.

Frequently Asked Questions
What are the costs for your guidance?
Our service and guidance generally cost you nothing! How is that possible? We work with local real estate agents and developers who share their commission from the selling party with us. In return, we take a lot of work off their hands and ensure our clients are well prepared. So our guidance comes at no extra cost to you.
How does a property viewing work and when should I come to visit?
Don’t spend endless hours behind your computer. In practice, we see that during a viewing, your wishes and expectations often change. Things that didn’t seem important at first may become crucial. The only way to discover this is by actually visiting properties.
That’s why at Azur Living, we arrange viewings as quickly as possible. A quick viewing is always beneficial, and good preparation is essential. If you want to schedule a viewing, we’ll work with you to create a list of properties and/or projects to visit. We have dedicated teams in Spain, France, and Ibiza who prepare everything for you. You’ll receive a guided tour in your own language and have the time to view the properties at your own pace. If your preferences change during the visit, we can quickly adjust. We’ll update the program to fit your new wishes and ideas. Together with you, we’ll go through the entire process. So let us know your preferred dates, and we’ll get started!
Want to know how to plan an efficient property viewing? Read our brochure ‘How to avoid disappointing property viewings’.
How does the foreign real estate system work?
There are quite a few important differences compared to the real estate system you may be used to in the Netherlands or Belgium—especially when it comes to how agents operate abroad. For example, there is rarely exclusivity on properties, and the same homes can be offered at different prices. Real estate agents abroad work with a client registration system. When you understand how the system works in France and Spain, you can avoid several common pitfalls.
Want to learn more about this topic? Read our guide ‘The Foreign Real Estate System’.
I found a nice property on another website — can you show it to me as well?
Yes, in most cases we can! Just don’t request the information directly from the foreign agent — there’s a good chance we already have the property in our portfolio, or we can include it. So feel free to send it to us. If you do request information yourself, we likely won’t be able to assist you further, as you’ll be more or less tied to that particular agent.
How high are the buyer’s costs in Spain and France?
Spain
The buyer’s costs amount to approximately 12.5% of the purchase price. Of this, 10% is transfer tax for existing properties or 10% VAT for new builds. Registration costs in the "Registro de la Propiedad" (the Spanish equivalent of the Dutch land registry) are about 0.3% to 0.7% of the purchase price. Notary fees range from 0.6% to 1%, depending on the value of the property. Additionally, you should budget around 1% for a Spanish lawyer.
France
The buyer’s costs range from 6% to 8% of the purchase price for existing properties and are approximately 2.5% for new builds.
What is the maximum mortgage amount in Spain and France?
Spain
The maximum mortgage in Spain is up to 70% of the property value or the purchase price, whichever is lower according to the bank. The remaining amount of the purchase price plus buyer’s costs (approx. 12.5%) must be covered with your own funds.
France
The maximum mortgage in France is up to 80% of the property value or the purchase price, whichever is lower according to the bank. The remaining amount of the purchase price plus buyer’s costs must be covered with your own funds.
How do I get a mortgage in Spain or France?
Spain
Hypotheekibiza.nl and Spaansehypotheek.nl are mortgage offices specialized in financing on Ibiza and mainland Spain. They offer tailor-made mortgages for Dutch and Belgian buyers. Getting a mortgage in Spain is different from in the Netherlands. For example, mortgages are granted up to a maximum of 70% of the property value or the purchase price, with the lowest value always being decisive for the bank. In addition, the application process works quite differently from what you may be used to in the Netherlands. Spaanse Hypotheek has set up its systems to deliver the speed and service you may expect from Dutch or Belgian standards, which is unique in Spain.
France
We work with several (Dutch-speaking) mortgage providers in France. They collaborate with more than 50 French banks to find you the most favorable financing options. Want to know more about the possibilities? We’ll gladly put you in touch with the right party to provide you with a quick and efficient quote.
