What are the costs for your assistance and services?

Our service and guidance basically do not cost you anything! How is that possible? We work with local brokers and developers who share the commission they get from the selling party with us. In exchange for that, we take a lot of work out of their hands and ensure that our clients are well prepared. Therefore, our guidance does not involve any additional costs.

How do I plan a visiting trip and when should I come down to take a look?

Do not keep surfing the internet endlessly. Practice has shown that an actual viewing trip changes your wishes and expectations. Things that did not initially seem important now are. You will only find out about these things if you engage in viewings at an early stage of your property search.

For that reason, at Azur Living, we arrange viewings as quickly as possible. An early viewing is always beneficial, and good preparation is essential for that. If you would like to view properties, then together with you, we will compile a list with the houses and/or projects to be visited. Our local teams in Spain, France and Ibiza will prepare everything for you. If you have different insights during the visit on site, we can respond quickly. We simply adapt the programme to meet your new wishes and ideas. Together with you, we go through the entire process. So let us know the dates of your desired visit and we will get to work for you!

I have seen an interesting property on another website, can you also show me that one?

Yes, in most cases, we can! Do not request the information directly from that website or property portal, as chances are high that we can also show you this property. So feel free to forward it to us. If you do request information, then we probably cannot help you anymore. You are then more or less stuck with the relevant broker.

How high are the buyers’ costs in Spain?

The percentage is approximately 12.5% of the purchase price. 10% of that is the transfer tax for existing structures or 10% VAT with new construction. The registration costs in the "Registro de la Propiedad" (the Spanish equivalent of a Land Registry) amount to approximately 0.3% to 0.7% of the purchase sum. The notary costs come down to 0.6% to 1%, depending on the value of the home. Also count on approximately 1% in costs for an essential Spanish lawyer.

How high is the maximum mortgage in Spain?

The maximum mortgage in Spain amounts to 70% of the value of the home or the purchase price, whereby the lowest value is always decisive for the bank. The remainder of the purchase price plus buyers’ costs (approx.12.5%), must be paid by your own means.


How do I get a mortgage in Spain?

We can refer you to a very good and efficient mortgage broker specialising in financing properties in Ibiza and the mainland of Spain. They offer tailor-made mortgages for our international clients. Obtaining a mortgage in Spain is different than you may be used to. For instance, the mortgage amount is no higher than 70% of the value of the home or the purchase price, whereby the lowest value is always decisive for the bank. In addition, the application process is quite different from what you may be used to. Our mortgage broker has designed its systems in such a way that you can enjoy the speed and service that you desire, and that is unique in Spain.

How high are the buyers’ costs in France?

The percentage varies from 6% to 8% of the purchase price with existing structures and 2.5% with new construction. 

How do I get a mortgage in France?

We work together with a number of mortgage brokers in France. They work together with more than 50 French banks in order to find the most favourable financing for you.
